If you rent out your property in Thailand, you may have to file Thai income tax returns twice a year, which are mid-year and year-end income tax returns, according to the Thai tax law. Therefore, if you derived rental income from the lease of your property in Thailand during January through June 2022, you have to file the mid-year income tax return for that year (subject to certain exemptions). That tax return must be filed within September 2022. Otherwise, you may be subject to the applicable penalty, fine, and surcharge.
